| Accardia’s first real estate investment syndicate, released in December, 2006, offered shares in a real estate project within the Dubai Business Bay development. With an ROI of 20.4% in less than 12 months the product was a huge success. The syndicated funds were used to buy two full floors in Business Bay, and by buying a large volume of property Accardia was able to achieve a substantial discount. By subsequently selling the individual units at the standard (retail) market prices within a short timeframe, a substantial profit was achieved. |

The ability to offer a short-term product with a lucrative ROI is based primarily on the dynamism of the UAE property markets. Perhaps even more than in the residential markets, the demand for office space and commercial property far outstrips the existing supply. The success of the syndicate was also based on the choice of a very good location, successful negotiations, and an efficient marketing strategy that supported the work of our sales team in the re-sale market.
Shares were awarded on a first-come-first-serve basis and the syndicate was sold out only 3 weeks after its official release.
